Your essential Guide. What you need to know when selling your house
We all go through various stages in life. From starting off for the first time in your own house, changing job might mean moving town or city, circumstances change, need more space for a growing family, downsizing when the children move out and away, wanting to be closer to the children and grandchildren, marital break-up, death in the family. There are many and various reasons for moving house.
Minimise Stress:
Saying all that, moving house is one of the most stressful occasions in your life. After all, buying a house is probably the most expensive purchase that you will make in your lifetime, until you buy your next one. How can you minimise the stress involved?
This is where we come in. We guide our clients through the entire process. From the time you decide to buy or sell, to completion, when you either get your keys and are registered as owners, or when you hand over vacant possession and get your money.
This is what you need:
As your solicitor we will deal with the contracts for sale, either drafting them when you are selling, or approving them and maybe even revising them when you are purchasing. We will assist you with your loan offer, we will advise you about any special conditions attached to your loan offer, and whether you can satisfy them. As your solicitor we will deal with the investigation of title, either replying to the purchasers solicitors requisitions when selling, or raising requisitions when buying. We will assist with Household Charges, LPT, and NPPR. For completion, we will prepare the documents to enable you sell, or set out the documents required from the vendors when buying.
Bank:
As your solicitor we will deal with your bank. Your bank will only agree to release the mortgage funds to us before we complete the purchase on foot of our Solicitors undertaking. We will undertake to use those monies in the purchase of your new house; your title will be registered on completion along with their Mortgage; and that we will certify your title as good and marketable when all is done. We will ensure that your loan funds are available in time for completion on the agreed day and at the agreed time.
When selling, in line with our undertaking to your bank we deal with the redemption of your mortgage. We pay out to you the net proceeds on full completion of all matters on sale. When buying, we deal with stamping up the deed to you with the Revenue Commissioners. We deal with your registration in the Property Registration Authority as full owners. Ultimately, we send the title documents to your bank together with our certificate of title.
